How do you calculate my property's earning potential?
We analyse your property's location, size, amenities, condition, and comparable listings in your area. For vacation rentals, we model occupancy rates, seasonal demand, and average daily rates using local booking data. For real estate, we benchmark against recent sales and rental agreements in the same micro-market. The result is a realistic, data-backed revenue estimate.
What fees do you charge?
Fees vary by service. Our Self-Managed vacation rental model uses a fixed advisory fee. Multi-Platform Sync and Fully Managed use a success-based percentage of rental income. How long does it take to list my property?
For vacation rentals, we typically go live within 5–10 business days after your onboarding call — covering photography, listing creation, and channel setup. For real estate listings, we aim to publish within 3–5 business days of receiving property details and approved materials. Timeline may vary for properties requiring extensive photography or legal checks.
Do I need to be in Greece to manage my property?
Not at all. Our Fully Managed vacation rental model and real estate management service are specifically designed for remote owners. We handle everything on the ground — guest check-ins, maintenance, tenant relations, and legal obligations — and keep you informed via regular reports and a dedicated account contact.
Can I switch from Self-Managed to Fully Managed later?
Yes, absolutely. Many owners start with our Self-Managed advisory model while they get comfortable with the process, then transition to Multi-Platform or Fully Managed as their portfolio or lifestyle changes. We make the transition seamless with no lock-in penalties and a dedicated handover process.
What happens if a guest damages my property?
Under our Fully Managed model, all properties are covered by a damage policy and we handle guest deposit claims on your behalf. We conduct check-in and check-out inspections, document the property condition, and coordinate any repairs through our trusted maintenance network. For Self-Managed owners, we provide clear guidance on platform damage protection schemes.
Do you handle legal and tax compliance?
Yes. For vacation rentals, we assist with Greek short-term rental registration (MHTE number), TAXISnet declarations, and platform compliance. For real estate transactions, our legal partners handle title searches, notarial procedures, land registry filings, capital gains tax declarations, and Golden Visa applications where applicable.
Can I list on Airbnb and Villa4You at the same time?
Yes — our Multi-Platform Sync and Fully Managed models are built for exactly this. We synchronise your availability calendar across Airbnb, Booking.com, VRBO, and our own Villa4You platform to eliminate double-bookings and maximise your reach.
